EPC is short for Energy Performance Certificate, since 2008, every residential property that is up for sale and for let in the UK is legally required to have a valid report. The EPC shows the energy efficiency levels and carbon dioxide releases of a building.
The EPC entails the energy efficiency levels with the rating of A-G; A being the most efficient, G being the least. The better the rating, the more energy-efficient the building is and the lower the fuel bills are likely to be. Currently, the average rating for a home in London is D.
At the moment, when letting a property the efficiency rating has to be E or above, if the rating is F or G then landlords are unable to let it until they have made sufficient changes to increase the rating.
A qualified Energy Assessor from Eco Pro Properties will visit the property to carry out the energy assessment survey. They will need access to all the rooms to measure the property in order to get an accurate area of the building. This would calculate the heat loss walls and party walls. We would then have a look at the heating system (either gas boiler or electric panels) and their controls along with the glazing type of the windows, lighting (LED) construction and insulation of the walls, floor & loft. The assessment at the property would last between 30 – 45 minutes, once the data has been collected the EPC report will then be processed within 24 hours. The energy performance certificate is available straight away to view on the government website Find an energy certificate – GOV.UK (www.gov.uk) and is valid for 10 years.
